Zoning & Subdivision Ordinance Update

Nelson County is updating the zoning and subdivision ordinance as an implementation strategy of the Nelson 2042 Comprehensive Plan. This ordinance impacts the way land is used, developed, and divided. The update will be informed by the Comprehensive Plan, public engagement, staff input, and Planning Commission and Board of Supervisors' input.

The purpose of the zoning ordinance is to: 

  • Regulate use of land

  • Set standards for structure size, height, area, & location

  • Ensure light, air, convenience, & safety

  • Facilitate public services & amenities

The purpose of the subdivision ordinance is to: 

  • Regulate land division

  • Provide standards for streets & rights-of-way, utilities, services, & drainage

  • Establish procedures & regulations
